A detached house in Singapore is more commonly called a bungalow, whether it is a single-storey structure or not.
A detached house is a free-standing structure within the plot of land. It does not share a common wall or roof with its neighbours.
Detached houses come in many styles: Colonial bungalows (also fondly known as black-and-white houses) that are not big enough to be GCBs, or not located in designated GCB districts, are also considered detached houses in Singapore. A modern bungalow is also classified as a detached house in Singapore.
Difference Between Detached and Semi-Detached Houses
The fundamental difference between the two property kinds is usually determined by how both are planned and built. A detached house in Singapore, for one, is often built as a free-standing property on its own land plot. A semi-detached house in Singapore, in contrast, is often built next to another comparable property and is usually connected by a shared common wall.
Can a property be redeveloped into a detached?
Yes, an existing property, be it a semi – detached can be redeveloped into a detached house provided that it complies with the minimum plot size of 400 square metres and plot width of 10 metres, and the remaining semi-detached unit fulfills the minimum requirement to be redeveloped into a new detached. A terrace house can also be redeveloped into a detached house provided the respective land meets the minimum requirements and the adjoining terrace house qualifies to be redeveloped into a corner terrace (minimum land size of 200 square metres and a plot width of 8 metres) in future. Redevelopment will not be approved should the minimum requirements not be met.
Why are detached houses in Singapore more valuable?
Detached houses, being viewed as higher status, will always be more valuable as compared to it’s semi – detached counterparts. Larger land plot sizes with stricter width and depth requirements create a limited supply of detached land plots, hence, we can see why detached homes naturally become more highly valued.
Another key factor would be the address the detached home is located at. Areas such as Branksome Road, Nassim Road, Coronation Road are considered to be some of the most sought after addresses, hence a stroll or drive along these streets will give you the instantaneous feel of aura and exclusivity.
Why are some detached houses built-up area smaller than those of a semi – detached?
The reason is due to the fact that the Urban Redevelopment Authority (URA) has implemented a site coverage of 40% and 50% for detached houses within Good Class Bungalow Areas (GCBAs) and outside GCBAs respectively. A site coverage is calculated based on the footprint of the house and coverage of all the house’s features that are raised 1 metre or more above the ground level when viewed from above. These site coverages are in place for landscaping and greenery, hence a majority of detached homes are frequently surrounded by lush landscaping and designer gardens.
What Are the Characteristics of a Detached House in Singapore?
Elegant interiors and exteriors – Detached houses come in a variety of forms and looks that span the architectural and aesthetic spectrum. There are baroque homes and black-and-white residences with both old and modern elements as a result of their historic architectural history and modern presence. Modern bungalows or detached houses in Singapore, in contrast, are recognized to have looks that are solely influenced by the present.
Expansive and independent – Because GCB houses are independent property forms that do not occupy a wall with another property, inhabitants often enjoy privacy and plenty of space. These residences are renowned to be exceedingly big and a big property type for extra amenities such as pools, patios, and basements, with a minimum land square footage of 1,400 square meters.
Areas that are prime and affluent – Bungalows of this kind are typically found in excellent Singaporean housing neighbourhoods like Nassim Road, Cluny Road, Eng Neo Avenue, Swiss Club Road, Binjai Park, and Chestnut Avenue. Such residential areas are often exclusive and high-end, providing inhabitants with improved security and the benefit of exquisite lifestyle.
